SS is one of the biggest scams of all time created by FDR. They take your money for all of your work life and return to you in drizzles hoping you are gone before you ever see 50% of it.
As usual, the policy was created with good intentions. But with every govt policy and tax, it dwarfs into something unrecognizable. Life expectancy when it was created was lower than the age of retirement. Don't you think they should be raising the age? And shouldn't it pertain only to retirement? As an employer, I've been matching the employees side for decades, money as you allude to that I will probably never see. I just hope they have the courage to reform the program, or else it will implode.
Enabling/ excusing and/ or justifying Will S.'s action implies he's the victim - while he's the one that took the action and literally, slapped a fully grown, dark skinned, fellow actor and adult male. Like, Eve/ Adam - "he's not responsible for HIS action"! No. He IS FULLY RESPONSIBLE for his own action - no excuses! Afterall, if a woman had taken such an action - there'd be absolutely no pass!

June 9, 2024, Saudi's did not renew the Petrodollar agreement. The dollar is on its way out.
At 75 yrs old we are monetary millionaires. You would never know it by our current life-style. Our retirement abode....850sf 2/2/2....paid 500k cash 6 yrs ago. Zillow sez worth a million now. No good comps in our neighborhood. We don't give a rat's patootie. Our retirement income IS quite above average: wife was a bank mgr for 30 yrs. I was a realty appraiser with county assessor. We have one car, 2015 subaru middle trim line 115k miles, runs like a top, no need to get rid of it. Our 3 kids well educated and well employed. Money isn't everything.
I agree that money isn't everything, but it's pretty hard to function in this economy without it.
What if I want to take my business to the grave with me? Once a business has served its purpose you either take it to the grave with you or pass it along to someone else.
You have the right to do what you want with your business. I would like to leave it to my family if I had to choose

Absolutely, if you can find one. If the deal has a lot of days on market, and the seller is motivated, great chance to find a good deal!

Great video! There are so many ways to find deals. But the most important thing is putting in the work, and adding value to property owners. This is the best way to be very successful in this business.
That crosses all businesses. Putting in the work and adding value. If more business owners focused on those principles, less would go out of business.

Seller Property You. Create value for the seller
I am familiar with two of his properties. Swapnil may be an expert at the capital markets but I'm not sure his company is good at operating properties. You don't even need to slow your car down to see large amounts of deferred maintenance. Many roofs are missing shingles. If this is what he meant by being able to control expenses, it is short-sighted.
I can't comment to the state of his properties, And I don't think he meant cutting R&M for cutting expenses.

Good video Gino...With a syndication, instead of selling to give the investors their money back, can't you refinance and take that cash to pay them back? If you have a good business plan for that property with decent cap x and forced appreciation, wouldn't that work too?
You can, and you can also keep them in the deal going forward. The LPs get their capital back, and then the split of the refi proceeds.
Why 10”? 3-4” even 2” would work just fine no?
Hey Cal, The reason we do 10 inch is to ensure water flow. The last thing we want is debris and backflow in the pipes.
Good interview. He said they see many self managing for control not as an additional revenue source. Wouldn't you do that for the revenue as well...Tapping into your other podcast Gino, multiple sources of income?
That's what we did early on. You will generate income, but more importantly, you will have more control over operations and be able to drive NOI. The downside is that you may not be able to scale as quickly if you self manage because you are hiring employees. As they say, pick your poison. We like the control and buy great assets that we can manage.
@@JakeandGino Does the hiring of employees offset the fees paid to a property manager? And I agree with you. Control is much better, especially if you are building a team and growing in the same area, then you can keep growing and after you add each property your team will grow.

There is a big Amish community near me and allot of them are llc owners. Since they don't use computers are they all going to be arrested for not filing this form? I just happened across a video and found out about it so I started looking into it or I would not have known. Surely they cant thow 30 million people in jail for not filling out a form. I guess this is how they are going to end small business in this country. So much for the american dream. This is full commie shit. Big business is excluded from the rule, Imagine that.
